J&T Real Estate CZ is becoming a capital partner of Logport for the execution of the acquisition and further development of the Spojovací site in Prague. The partnership builds on a shared focus on developing urban logistics infrastructure in areas with limited availability of suitable land and increasing pressure for redevelopment.

Together, Logport and J&T Real Estate have completed the acquisition of a large brownfield site in Spojovací, at the border of Prague 3 and Prague 9, previously used by the investment company of Simona Kijonková as well as the perfume retailer Notino. The approximately 37,000 m² site changes ownership following a period of gradual decline in its original industrial use. The transaction was facilitated by Colliers.

The area is among long-monitored transformation sites in Prague’s wider city centre. In recent years, it has gradually lost its original industrial character and has become the focus of investors seeking new uses aligned with the changing needs of the city. Its location in direct proximity to the city centre and transport infrastructure makes it well positioned for further development within the urban structure.

The planned development foresees the creation of infrastructure for urban logistics and last-mile distribution. The project responds to the long-term growth of e-commerce, changes in consumer behaviour, and the resulting pressure on more efficient distribution of goods within cities. Logistics is increasingly moving closer to points of consumption, which places new demands on the availability of suitable sites within urban areas.

At the same time, Prague continues to face a limited supply of development land, which increases the importance of brownfield sites as a source for new construction. These locations allow development to build on existing infrastructure without further expansion into undeveloped land and gradually shift towards uses that better reflect the current functioning of the metropolitan area.
